As the plans, engineering, specifications, and finish selections become more complete, those assumptions can be replaced with detailed quantities, subcontractor proposals, and actual product information. Our goal is to identify budget concerns early and continue evaluating costs as the project develops rather than waiting until the design is complete.

The proposal will describe the scope of work and the major items included in our price. Depending on the project, it may include labor, materials, subcontractors, project management, supervision, equipment, temporary protection, cleanup, and identified finish-material allowances or selections. We also identify significant exclusions, owner responsibilities, assumptions, and items that cannot yet be priced accurately. We encourage clients to review the proposal carefully and ask questions so that everyone has a clear understanding before work begins.

Construction duration depends on the scope, size, complexity, site conditions, inspections, material lead times, weather, and the number of owner decisions made after work begins. Before construction starts, we establish an anticipated schedule based on the plans and information available. We also identify critical selections and long-lead materials that should be ordered early. The schedule may be updated as the project progresses, particularly when there are owner changes, unexpected conditions, delayed inspections, or circumstances outside the contractor's control.
